Demand for New Construction​

New construction has become increasingly necessary on the Grand Strand, as Horry and Georgetown counties continue to grow. Horry County has experienced a 31.6% population increase from 2010 to 2019. Georgetown County is also experiencing growth, but at a slower rate of 3.9%. Horry County, as of July 1, 2019, is now home to a permanent resident population of 354,081 compared to 269,291 on April 1, 2010. Georgetown County is home to 62,680 permanent residents as of July 1, 2019, which is an increase from 60,158 on April 1, 2010.

With growing populations in both of these counties, new construction homes are a necessity to house the new residents. From Little River down to Pawleys Island, the Grand Strand has seen the development of new neighborhoods by both large-scale national builders and local construction companies. Every Grand Strand community has seen residential growth through construction of new residential neighborhoods. Below are listed a few of the most popular communities for new construction.

Carolina Forest​

Carolina Forest, located just off Highway 501 N, is a family-friendly Grand Strand community. With expansion in both commercial businesses and residential neighborhoods, Carolina Forest is one of the most desirable communities in the area. One of the newest developments in the community is The Parks of Carolina Forest. Originally Huger Park, the land is now being developed by D.R. Horton. Also, this neighborhood currently features a resort-style pool, walking paths, and a park with ten ancient oak trees. The Parks of Carolina Forest also plans to add additional walking paths to the Carolina Forest Library and Recreation Center and a lazy river pool. Over the past 6 months, Homes begin in the Low-$270’s to Mid-$460’s in this neighborhood.

Another new construction neighborhood in Carolina Forest is Waterbridge. Moreover, this community of all custom homes built by local builders. Additionally, it offers the largest residential swimming pool in South Carolina, a 24-hour fitness center, a lake with a boat launch, tennis courts, and many more amenities for residents. Homes in Waterbridge start in the Low to Mid $400’s.

Little River​

Little River is a Grand Strand community located near the North Carolina and South Carolina border. Within this community, several new construction neighborhoods are currently being developed. One of the premier communities, Bridgewater is a master-planned community consisting of 540-acres with single family homes, townhomes, ponds, and a large amenity center. In regards to amenities, Bridgewater offers a luxurious outdoor pool with cabanas, a clubhouse with fitness center, kayak launch, walking trails, dog parks and much more. Subsequently, homes in this community start from the low-$300’s to the high-$500’s.

Heather Glen is another new construction neighborhood in Little River. This D.R. Horton neighborhood sits on land that was formerly a golf course. Featuring all single family homes, this neighborhood offers a wide variety of floorplans. Residents can enjoy a clubhouse, workout room, pool, yoga studio, and community blueberry garden. Homes in Heather Glen start from the High-$290’s to the low-$400’s.

Grande Dunes​

Grande Dunes is one of the premier luxury communities located from the Intracoastal Waterway to the beach on the northern end of Myrtle Beach. Offering everything from waterway mansions to quaint bungalows. Moreover, this community offers an option for families of all ages and interests looking to live the ultimate life of luxury.

Currently, Grande Dunes has several new construction neighborhoods being built. Del Webb at Grande Dunes is a 55+ active adult community. Offering low-maintenance living and amazing community amenities, this neighborhood is one of the most desirable on the Grand Strand. Nine floor plans are available starting from $339,990 to Low-$700’s.

Living Dunes is another neighborhood located within Grande Dunes. Subsequently, homes in this neighborhood feature Low-Country style architecture with grand front porches and savvy-smart home technology. In other words, homes in this community begin in the $560’s. All Grande Dunes residents gain access to a private beach club, golf course, tennis courts, marina, events, and more.

Murrells Inlet​

Want to slow down? The southern Grand Strand town of Murrells Inlet is beautiful. The peaceful marsh views and bustling marshwalk make the 1731 settlement popular. New construction has increased due to permanent residents moving to this area. Prince Creek has many communities with different home styles and sizes. Additionally, it has many neighborhoods, Olympic-sized pools, lighted tennis courts, a playground, nature trails, and TPC Myrtle Beach. Longwood Bluffs community is notable within the Prince Creek community. As of October 2021, Longwood Bluffs homes cost $374,413 on average.

Wren Bay is a Murrells Inlet neighborhood. This community has charming architecture and spacious homes. Additionally, this neighborhood has a resort-style pool, lake, and common space five miles from the Atlantic Ocea and houses cost $300–$500. The Murrells Inlet Marshwalk and its restaurants and attractions are within ten minutes of many new construction communities.
