Grande Dunes, located between Myrtle Beach and North Myrtle Beach, is a large, master-planned community located on the Intracoastal Waterway.  The community offers a Members Club, Ocean Club, Tennis Club, Anchor Cafe, Marina, two golf courses, a YMCA, and a waterway trail. The Members Club, a 27,000 Mediterranean-style building, acts as the main gathering location for the community with multiple dining options, weekly activities, and special events. The Ocean Club offers residents private beach access, a pool, and a clubhouse with dining options and meeting locations. The Tennis Club features ten Har-Tru courts, awesome views of the Intracoastal Waterway, and a pro-shop.  It also offers lessons for those who want to improve their game or those who are just beginning. Grande Dunes is currently building six neighborhoods, all with unique architecture and atmospheres. Currently, three of the neighborhoods are 55+ active adult communities. All neighborhoods have access to the Grande Dunes amenities. The price range of these luxury homes in this community are from $300,000 to $700,000 depending on the specific neighborhood.

Plantation Point is another luxury home community located along the Intracoastal Waterway in Myrtle Beach. This community is near popular attractions such as Broadway at the Beach, Ripley’s Aquarium, and the Myrtle Beach Boardwalk along a portion of the Grand Strand. the Atlantic Ocean. Many homes in Plantation Point provide views of the Myrtlewood Golf Club, the Intracoastal Waterway, and other various lakes scattered throughout the community. Black Creek Plantation is one of the most exclusive neighborhoods along the Grand Strand. This private, gated community sits on over 250 acres of land for development and protected nature preserve. All lots in this aesthetically pleasing neighborhood are extremely large with some reaching over three acres. Residents have the option of adding a barn to their property for horses and other animals. The neighborhood is completely equine friendly with riding trails throughout the pristine nature preserve. Properties are considered plantation ranches, offering a feel of country-living. Black Creek Plantation is located in Carolina Forest off of International Drive, which is only minutes from restaurants, shops, and schools. Property and home prices in this community begin in the $900,000’s with some properties reaching several million. The average sales price in June of 2021 was $1,284,857 with homes selling in 125 days. 

DeBordieu

One of the oldest East Coast beachside communities, DeBordieu was given its name in 1777. Proclaimed “borderland of God” by Marquis de Lafayette, the French translation “D’aborde Dieu” became “DeBordieu” or “Debidue” from the local Gullah dialect. DeBordieu Colony is an extremely private, luxurious neighborhood located just south of Pawleys Island. Only residents, resident guests, club members, and vacation property renters are allowed through the gated entrance. The 2,700 acres of land are home to 1,220 homesites, marshes, creeks, private beaches, restaurants, golf, and more. The community makes a conscious effort to preserve their beaches, waterways, and the surrounding natural environments for future generations through community standards and projects. Home prices in DeBordieu Colony are mostly over $1,000,000 with many lots still available for purchase. In June of 2021, the average selling price was $1,235,191 with homes selling in an average of 168 days.

Heritage Plantation

Heritage Plantation in Pawleys Island is a luxury community designed to have an aesthetic the atmosphere of an historic southern plantation. The neighborhood is filled with giant oaks and magnolias, ponds, and marshes. For amenities, the neighborhood offers an owner’s clubhouse, fitness center, pool, and marina. The owner’s club is made up of a lending library, conference rooms, restrooms for the pool, and a card room. The marina consists of a dock house, party deck, four floating docks made up of 40 slips, boat ramp, and dry storage. Also located within the community is The Heritage Golf Club. This public course has been ranked in the top 50 public courses in the United States and offers memberships for residents of Heritage Plantation. The average home price in June of 2021 was $498,369, which is an increase from $375,079 in June of 2016.
